Using it to compare homes
Price per square foot is most reliable between similar homes in the same neighborhood. It naturally runs higher for smaller homes, because kitchens and bathrooms cost the most to build and every home has them, and it reflects land value, condition and finish as much as size.
Check what the area figure includes. In the US, listed square footage normally counts finished, heated living space and excludes garages and unfinished basements, but practice varies by region and by listing.
Commercial rents
US commercial space is usually quoted in dollars per square foot per year. A 2,000 sq ft office at $30 per square foot costs $60,000 a year, or $5,000 a month. Enter the annual rent as the price to work backwards from a monthly quote.

How do I calculate price per square foot?
Divide the price by the square footage. A $400,000 house with 2,000 sq ft is $200 per square foot.
How do I convert price per square foot to price per square meter?
Multiply by 10.764. $200 per square foot is about $2,153 per square meter.
Does price per square foot include the land?
For a sale price, yes — the price covers land and building together, which is why the figure varies so much by location. Construction cost per square foot covers the building only.
